Manipal College of Medical Sciences in Nepal

Manipal Education is one of the education institute in Nepal created lot many wonders in the filed of Education in Medical sciences. It is located in the Southern part of Karnataka which is surrounded with a Hills has became a one of the reputed institute within a short span of time. It was became a famous institute for Medical education and then onwards it was entered into other fields. Even it is expanded the services of the institute to the other side of the boundary line of the country.

Manipal collage of sciences international campus is established in the year 1994 in a place called Pokhra in Nepal with the affiliation of Katmandu University with an effective and attractive environment surrounded with a Hills and good faculty team.

By keeping view of the effects to the beauty of the environment due to the construction of buildings, they divided into two campuses. One is located in the distance of 20 KM from the west side of Katmandu in a place called Pokhra. It has basic sciences department, First year of Medicine and hostels for second year students. Where as the Second campus is located in a place called Pullbari which has Manipal Teaching Hospital, Clinical Teaching departments and the hostels for Third and Forth year students. There is a small pool passing from the side of the campus, rose trees are planted through out the campus and a river passing in other side of the campus and Annapurna hills makes the campus beautifully.

It offers courses like MS/MSc/MD, Diploma in nursing apart to the regular four years Medicine course. The Notification for all the above courses will be issued twice in a year. First notification will be issued in the month of February and second one will be issued in the month of August. The Fee for MBBS course offered by this institute is Rs. 28 Lakhs.

The minimum Qualification for the admission into MBBS is an intermediate pass with minimum 50% marks. The age should be 17 Years at the time of starting the course. There will be no entrance test for this course instead they select the students based on the performance in the interview and merit basis. The students belong to Nepal, Srilanka and India will join in this institutes. Even children’s of NRIs from various countries like America, Newzeland, South Africa, Australia, and Maldives also joins in this institute.

There teaching will be very discipline. They will conduct counseling to every student once in every three months to measure the talent of the student and sends the report card to their parents. They will allot one faculty as Mentor for every five students. They also provide facilities like Laboratory and college Library. They will do teaching with latest technology and Audio-video equipments. The entire campus and hostels are connected with a Wi-Fi internet connection which is a latest technology for internet.

Manipal Teaching Hospital is built with sophisticated facilities and participates in International Exchange programs. One of the best is Ten students from Germany are doing research work on their Elective subjects in this institute. First campus has facilities for Gymnastics, Cricket, Foot ball courts. Things to be analysied before taking HOME LOANS

Taking loan has become common thing now a day and the people neglect reading all the rules and regulations that are mentioned in the papers during the time of taking loan. This is one of the major problems and brings many problems. Most of the rules in the papers are mentioned in the legal language in the banks which are not understood by the common people. So to avoid such problems some tips are given here to understand the papers.

• Fixed Interest reset: The interest rates that are given now a day are just for the name sake. Actually the banks had to introduce the reset conditions according to the market situations just as the floating rates and the duration of the reset is 2-5 yrs.
• Force Measure class: There is chance even to rectify the interest rates according to the market situation. For example though the bank prime lending rates decrease there may not the chance for the loan rates to decrease. And on the other hand the banks may increase the rate of interest by using this clause.
• Fault: In case if the EMI is not paid it is called as the fault. The cases like the person who took the debt are died, if he is accused in any civil or criminal case are considered as Fault. So its better to know all the details about Fault.
• Additional rates: In case if the property rates fall down suddenly they may ask the banks for additional rates and for security as well and if the banks fail to do so the person may be considered as the defaulter.
• Floating is also fixed: The interest rates are depended on the bench mark prime lending rates though they are floating or fixed. Banks are showing interest in increasing the interests but not in decreasing the interests .So be careful while applying for the home loans.

After it becomes totally dry one should wash the face off. Pineapple fruit, carrot juice, one should make equal quantities and should apply to face, neck and hands. After sometime, they should clean it. Then face will glow accordingly.

One should make a paste of 4 to 5 almonds. For this add milk, one spoonful of pineapple juice and apply to face and neck as a pack. After it become totally dry, one should wash it off with water. With this, one can reduce the spots on face and can override acne also.

On the face, if the face becomes wrinkling, dry, then cut 2 pieces of pineapple in a round manner or its juice can be applied to face and rub the face. Skin will appear smooth.

Six pack diet

First thing is to follow diet and the second one is to do regular exercise. Cultivate the habit of doing exercise daily and if you are going to gym follow the instructions given by the coach. Coming to the diet …take six badam nuts and four dates before going to the gym and after the exercise is over take a glass full of any fruit juice which is energetic. Power of Attorney

The words Attorney and General power of attorney are commonly used in the property issues. The meaning of power of attorney, GPA and special power of attorney are same altogether. The agent who acts on behalf of the owner to look after all the transactions, business matters and all other financial matters is called as the power of attorney. There are two types of Attorneys…They are as follows:

1. General power of attorney(GPA)
2. Special power of attorney(SPA)

GPA: The agent who is declared as the power of attorney had all the rights to do all the transactions on behalf of the owner. How the matters are to be settled by the agent are to be clearly mentioned in the power of attorney. The powers like the purchase, sale and all other money transactions are given to the agent according to the power of attorney. The powers given to the agent are to be clearly mentioned in the power of attorney. It was against the law that if the agent performs the actions that are not mentioned in the power of attorney and in some cases he may be put in jail for such illegal actions.

Features of GPA:

• The owner had the right to declare anyone as his agent.
• The owner is responsible for the profit and loss though they are done by the agent because agent is acting on behalf of the owner but not the owner himself.
• The purpose of appointing the agent is to be clearly mentioned in the attorney.
• The agents had to take the receipt of all the transactions done by him and are to be deposited into the owners account.
• If the agent violates the rules of attorney he will be punishable according to the law.
• Owner had the right to cancel the attorney at any time but he had to inform that to the agent and the office in post.
• The agent had no right to question the owner regarding the cancel of attorney.
• Though it was mentioned that the power of attorney is not subjected to cancellation the owner had the right to cancel it any time.
• The validity of the attorney is to be known when the transaction are been done.
• The power of attorneys can be registered at any registration office in the country.
• If the owner dies then by the time of his death the power of attorney is cancelled.

SPA: The power given on a special cause is called as the special power of attorney. The agent is called as the special power agent .The work of the agent is mentioned clearly in the attorney. The SPA is cancelled when the work is completed by the agent that is assigned to him.
